Bank mortgages and developer installment plans work very differently. Here's how to tell which one actually fits your budget. Most first-time buyers in Egypt assume a mortgage works the same way a developer's installment plan does. It doesn't — and mixing the two up is the single most common financing mistake we see. Bank mortgage vs. developer installment plan A bank mortgage is a loan: the bank pays the developer the full price up front, and you repay the bank in monthly installments that include interest, typically over 15 to 25 years, secured against the property itself. A developer installment plan is different — you're paying the developer directly over the construction period (often 6 to 10 years), usually interest-free or with a modest markup baked into the price, and there's no bank in the middle. What a bank actually looks at Egyptian banks typically finance up to 80-90% of the property value for owner-occupiers, less for a second property or an investor purchase. They'll want proof of stable income, a debt-to-income ratio that usually caps total monthly obligations around 35-40% of net income, and — critically — a registered title or a developer with a bank-approved project, since off-plan units without a clean title chain can be hard to mortgage until later phases. When each option makes more sense If you want to move in soon and the unit is already built or near handover, a mortgage lets you spread the cost over decades at a fixed monthly outlay. If you're buying off-plan years before delivery, a developer's own installment plan is usually cheaper overall, since you avoid bank interest entirely — the trade-off is that your money is exposed to the developer's ability to deliver on schedule. Our advice to first-time buyers is simple: model both scenarios against your actual take-home income before you fall in love with a unit, not after. A payment plan that looks affordable on a glossy brochure can look very different once it's the only line item competing with your rent, your car, and everything else.
